November 2002 to present Mr. Keller is responsible for the complete management and overall performance of the contract including customer satisfaction, estimates, negotiation and acceptance of task orders, monitoring status of task orders, subcontractor awards and evaluations, manpower staffing and forecasting, labor performance, change order administration, quality control coordination, safety and health program, invoices for task orders and subcontractors/suppliers, certified payrolls and records, and project meetings. Job Order Contract for the Dallas/Fort Worth International Airport, TX, a $2 million a year, five-year IDIQ contract to support construction activities at DFW, with projects ranging in size from $1,000 to $370,000.
Job Order Contract for the U.S. Dept. of Health & Human Services, Indian Health Services (IHS), a five-year contract with a $15 million a year maximum value, for repair, remodeling, and renovation of IHS Centers and hospitals primarily in the states of Oklahoma and Kansas, with projects ranging in value from $96,000 to $833,000.
Job Order Contracts for the Oklahoma State University, multiple $6 million a year, five-year IDIQ contracts for maintenance, repair, and renovation for university buildings, laboratories, housing, classrooms, agricultural buildings, and medical facilities in the OSU system statewide, with projects ranging in size from $500 to $2,000,000.
Project Manager/ Estimator

October 2000 to November 2002 Mr. Keller was responsible for job order contract administration, data entry, scope of work development, cost estimates, proposal development, subcontractor buyout and coordination, scheduling, coordination with project architects and engineers, project meetings, project records and documents, and managing customer relations and expectations on multiple projects simultaneously.

Superintendent Centennial Contractors Enterprises, Inc. 1999 to October 2000 Mr. Keller was responsible for day-to-day supervision, coordination, and quality control of subcontractors and craft personnel at project sites. He updated the project schedule and ensured the project deadlines were met. He provided daily safety awareness, inspection, and quality control checks to ensure safety and compliance with project scope of work and owner standards.
As a Superintendent, Mr. Keller was assigned to the following contracts:
Simplified Acquisition of Base Engineer Requirements (SABER) Contract for Langley Air Force Base, VA, a $10 million per year contract for real property maintenance, repair, alteration, and new construction projects at Langley AFB and other satellite locations in the region.
A $4 million Bachelor Officer’s Quarters renovation project at the Navy Public Works Center in Norfolk, Virginia.

2002 to 2004 Mr. Won oversaw the $500 Million Capital Improvement Program (CIP) for overall Program Control and Budget Management. He developed the master schedule, a baseline schedule for CIP development, coordinated and prepared the CIP, and oversaw the overall coordination of capital projects. He also provided information and support to project managers in assigning of projects numbers, preparation of budget transfer, and project budget preparation. In addition he prepared estimates of program and annual fund expenditures and maintained historical cost data.

2001 to 2002 Mr. Won was the Assistant Project Manager for the $100 million Colorado Mills Mall project. He was responsible for buyout of all fixtures, furnishings, and amenities needed for the project. He worked closely with the superintendent to ensure all material was onsite when needed and coordinated between contractor, owner, architect, and subcontractors to resolve major issues to facilitate smooth coordination of project and prevent delays. He was also responsible for subcontractor application of payment, maintaining compliance with established owner’s codes, maintaining accuracy of payment request to the schedule of values, work complete, materials and equipment delivered at the jobsite, and overseeing collection of close-out documentation including releases, warranties, manuals, and drawings.
