The Executed Agreement, including all Bidding and Contract Requirements Documentation, Specifications Sections, applicable Drawings and Amendments are part of, and are to be read in conjunction with, this Section.

PART 1 - GENERAL

1.1 Section Includes
 .1 Review existing curtain-wall systems, interior finishes, access

requirements, and site infrastructure to determine affected areas.

.2 Remove selected curtain-wall glazing units, spandrel units, and aluminum snap-caps, as required. Salvage to Owner. Transport to Owner’s storage facility.

.3 Remove gypsum-wall-board/acoustic ceilings, suspension

systems, bulkheads, etc. as required for installations. Reinstate to match existing conditions. Examine fully prior to commencing work.

1.5 Submittals
 .1 Submittals in accordance with Section 01 33 00 - Submittal

Procedures.

.2 Refer to Structural Drawings for demolition submittals.

1.6 Quality Assurance
 .1 Regulatory Requirements: Ensure Work is performed in

compliance with applicable Provincial and Municipal regulations.

.2 Meetings:

.1 Prior to start of Work, arrange for site visit with Owner’s Representative to examine existing site conditions adjacent to demolition work.

.2 Hold project meetings every month.

.3 Ensure key personnel, site supervisor, project manager, and subcontractor representatives attend.

1.7 Waste Management

and Disposal 


.1 Separate waste materials in accordance with applicable

regulations.

1.8 Demolition Drawings
 .1 Where required by authorities having jurisdiction, submit for

approval, drawings, diagrams, or details showing sequence of demolition work and supporting structures and underpinning.

.2 Submit drawings stamped and signed by qualified professional

engineer licensed in the Province of Nova Scotia. 1.9 Environmental

Protection 


.1 Ensure Work is done in accordance with Section 01 35 43 - Environmental Procedures.

.2 Ensure that demolition work does not adversely affect

adjacent watercourses, groundwater, and wildlife, or contribute to excess air and noise pollution.

.3 Fires and burning or waste or materials is not permitted on site.

.4 Do not bury rubbish waste materials.

.5 Do not dispose of waste or volatile materials including, but not limited to: mineral spirits, oil, petroleum based lubricants, or toxic cleaning solutions into watercourses, storm or sanitary sewers.

.1 Ensure proper disposal procedures are maintained

1.9 Environmental Protection (Cont’d)


.6 Do not pump water containing suspended materials into

watercourses, storm or sanitary sewers, or onto adjacent properties.

.7 Control disposal or runoff of water containing suspended materials or other harmful substances in accordance with authorities having jurisdiction.

.8 Protect trees, plants, and foliage on site and adjacent properties where indicated.

.9 Prevent extraneous materials from contaminating air beyond application area, by providing temporary enclosures during demolition work.

.10 Cover or wet down dry materials and waste to prevent blowing dust and debris. Control dust on all temporary roads.

1.10 Existing Conditions
 .1 Should material resembling spray or trowel applied asbestos,

or other designated substance listed as hazardous be encountered in course of demolition, stop work, take preventative measures, and notify the Owner’s Representative. Do not proceed until written instructions have been received from the Owner.

.2 Structures to be demolished to be based on their condition on date that tender is accepted.

.3 All of the existing glazing units which are scheduled for removal are to be disposed of and transported to the Cape Breton Regional Municipality's C&D Landfill Facility on Grand Lake Road. All costs associated with transport, tipping fees, etc., are to be assumed by the Contractor. A nominal number of units may remain on site for glazing-replacement purposes. The number of glazing-replacement units shall be determined, on site, at a later date, with directions relative to same to be provided by way of a Change Directive Order.

.4 Items, other than glazing, to be salvaged, as identified by the Owner, to be carefully removed, protected, and handed over to the Owner. Transport said items to CBRM Storage Facility, as directed by the Owner.

PART 2 - PRODUCTS

(NOT APPLICABLE)

PART 3 - EXECUTION

3.1 Protection
 .1 Prevent movement, settlement, or damage of adjacent

structures, services, walks, paving, adjacent grades, and parts of existing building to remain.

.1 Provide bracing, shoring, and underpinning as required.

.2 Repair damage caused by demolition as directed by the

Owner’s Representative.

.2 Disconnect and cap designated mechanical services.

.1 Sewer and water lines: remove in accordance with authorities having jurisdiction.

.2 Other underground services: remove and dispose of as directed by the Owner’s Representative.

.3 Do not disrupt active or energized utilities traversing premises or designated to remain undisturbed.

.4 Employ rodent and vermin exterminators to comply with

health and environmental regulations.

.5 Prevent dust contamination of existing ductwork to remain, and of return air plenum spaces.

3.2 Preparation
 .1 Disconnect and re-route electrical and telephone service lines

entering buildings to be demolished.

.1 Post warning signs on electrical lines and equipment which must remain energized to serve other properties during period. of demolition.

3.3 Safety Codes
 .1 Unless otherwise specified, carry out demolition work in

accordance with the Safety Requirements of the Province of Nova Scotia. Submit demolition safety procedures outline, particularly for exterior column panels and exterior high elements. Review fall arrest and scaffolding protection procedures with Owner.

3.4 Demolition
 .1 Partially demolish structures as indicated. Use HEPA vacuum

filter in heavy dust demolition areas. Maintain and replace filters frequently. Tape and seal off ductwork.

.2 Where applicable, demolish parts of room to permit

3.4 Demolition (Cont’d)
 .3 Remove existing equipment, services, and obstacles, where

required for refinishing or for making good of existing surfaces, and replace as work progresses.

.4 At the end of each day’s work, leave Work in safe condition so that no part is in danger of toppling or falling. Protect interior finishes and interiors of parts not to be demolished from exterior elements at all times.

.5 Demolish to minimize dusting. Keep materials wetted as directed by Owner. Remove debris daily. Provide air-tight covers on louvres, diffusers, etc.

.6 Remove structural framing in accordance with Manufacturer’s requirements.

.7 Contain fibrous materials (e.g. Insulation) to minimize release of airborne fibres while being transported within the facility. .8 Do not disposed of materials in landfill or waste stream

destined for landfill.

.9 Remove and dispose of demolished materials except where noted for salvage and dispose in accordance with authorities having jurisdiction.

.10 Remove glazing materials and equipment, transport and store in location designated by the Owner’s Representative.

3.5 Stockpiling
 .1 Do not stockpile materials on site.

3.6 Removal from Site
 .1 Remove and dispose of demolished materials daily, except

where noted otherwise, and in accordance with authorities having jurisdiction.

.2 Remove contaminated of dangerous materials as defined by authorities having jurisdiction, relating to environmental protection, from site and dispose of in safe manner to minimize danger at site or during disposal.
