EXHAUST FANS
Description: Two ceiling exhaust fans are installed in the office area to provide toilet room exhaust.
Condition and Comments: The units were of moderate initial quality with an expected median service life around 15 to 20 years. The units are in generally poor condition, and replacement is recommended.
UNIT HEATERS
Description: Heating is provided to the Warehouse shipping areas below the mezzanine level by unit heaters. An original hydronic cabinet unit heater, CUH-1, and an electric unit heater are located in the central shipping room. Another electric unit heater is located in an adjacent room. None provide outside air to the spaces served.
Condition and Comment:
CUH-1 is no longer functional and has been abandoned in place and replaced with an electric unit heater. The heating water piping to CUH-1 is 1/2" diameter and appears to be either partially or completely blocked by corrosion and sediment.
The electric unit heaters are of fair quality and condition. ASHRAE published median service life for electric unit heaters is 10 years, although, in our experience, the expected service life should be closer to 20 years. It is unclear when the heaters were installed, so it is difficult to assess how much additional service life can be expected from this equipment. However, from their appearance, immediate replacement is not required. 2.1.6 Storage Buildings
Storage buildings B, C, D, F, and H are conditioned by miscellaneous systems, which are not connected to the central chilled and heating water plant. Each building will be described separately.
2.1.6.1 Building B
Description: Building B has an enclosed storage room that uses two wall-mounted electric unit heaters to maintain the space above freezing.

2.1.6.2 Building C
Description: Building C has a total of six enclosed rooms, including storage, work, and office rooms. Five of the six enclosed rooms have unit heaters to maintain the spaces above freezing. The two largest spaces have two unit heaters each, the remaining three spaces have one each. The two largest rooms are also equipped with one rooftop exhaust fan each.

ASHRAE published median service life for electric unit heaters is 10 years, although, in our experience, the expected service life should be closer to 20 years. Five of the heaters appear to be original to the building, or approximately 33 years old. These five heaters are past the end of their service life. The other two heaters were added more recently. It is unclear when the newer heaters were installed, so it is difficult to assess how much additional service life can be expected from this equipment.

Supply ductwork from a cabinet unit heater directs conditioned air to four of the other rooms to maintain space temperatures above freezing. The largest space is also equipped with a rooftop exhaust fan.

Description: Building H has been renovated to serve as office and storage space for the Lane County Sheriff’s office. The office section of the building is heated and cooled by a packaged air conditioning unit with a direct expansion (DX) cooling coil, natural gas-fired furnace, and outdoor condensing unit. Storage spaces are heated by natural gas-fired unit heaters.
Condition and Comment:
The packaged air conditioning unit is of fair quality and condition. ASHRAE published median service life for this equipment type is 15 years. The unit appears to have been installed in 1998.
ASHRAE median service life for gas-fired unit heaters is 13 years. The heaters are of fair quality and are approaching the end of their median service life.
