The Truckee Springs property consists of approximately 26.2 acres of un‐developed land at the western end of South River Street, adjacent to the Truckee River. The majority of the property is within the Truckee River Master Plan Area and has a zoning designa on of Downtown Master Plan (DMP). The remaining two acres of the property has a zoning designa on of Public Facili es (PF) and Downtown Single‐family Residen al (DRS‐4). As proposed, the Summary Plan envisions dedica on of open space along the Truckee River, restora‐
on of the historic ice pond, five single‐family lots adjacent to the current homes on the river, and a poten al for either 80 mul ‐family residen al units or 120 hotel/lodging units at the western end. Complete project details can be found at: www.towno ruckee.com/index.aspx?page=1303
What is a Summary Plan?
Truckee Springs is currently in the “Summary Plan” phase, which is a process to obtain early public input and feedback on planning for future development of the property. The owner submi ed two preliminary land use concepts, including preliminary stand‐ards and guidelines, to establish the vision for future development. The Summary Plan process will include the following steps:
